Are you serious about becoming a property expert and building real momentum in commercial property?
This internship is designed for young, ambitious individuals who want to learn the craft properly, test themselves in a competitive environment, and earn their place in a high-performing brokerage.
It is not easy. It is earned. And for the right person, it is an extraordinary opportunity.
About Space Online Group
Space Online Group is a commercial property brokerage built on deep local expertise, strong relationships, and a culture that makes deal-making easier over time. We believe the best brokers aren’t the loudest, they’re the most prepared. Our edge comes from mastering our areas, sharing knowledge across the team, and doing the fundamentals properly, every day. That approach builds trust with clients, confidence in our brokers, and consistent deal flow. This is a place where effort compounds.
What it’s like to work here
Working at OSO means being part of a team where momentum is real. Deals are happening, standards are clear, and being surrounded by capable people raises your game naturally. You’re trusted to take ownership of your work, backed by a team that shares insight, supports progress, and takes pride in winning well. The work is serious, the energy is live, and success shows up in the room, and in the results.
About the Internship
The OSO Broker Internship is a 3-month probation programme designed to test whether you have what it takes to become a full-time broker at OSO.
Each intake consists of three interns. Historically, only 1–2 interns successfully meet the required standard and are offered a position on the team.
To complete the internship successfully, you must:
Close 3 serviced office deals
Close 1 commercial / industrial / retail deal
Pass the Team Culture Test
There are no exceptions to these requirements.
The internship is structured to teach you how to become a property expert in your area while simultaneously learning how to convert that expertise into real deals. You will learn how to build coverage, generate leads, master the database, conduct viewings, and close transactions.
This is real broking. Real sales. Real consequences.
What you’ll be doing
Typical responsibilities include:
Mapping and learning your designated commercial area
Building property knowledge and understanding available stock
Conducting building canvassing and tenant board collection
Using the OSO database and CRM daily
Generating leads through online adverts, signage, and outreach
Conducting viewings with clients
Negotiating and closing serviced office and traditional deals
Learning how to build long-term client relationships
Who this role is for?
This role will suit someone who:
Is mature beyond their years
Actively wants a long-term career in property
Is coachable and open to feedback
Is self-starting and comfortable with rejection
Is organised and disciplined
Wants to earn the right to succeed
It is particularly well-suited to:
Recent high school graduates with strong maturity and drive
University graduates who have completed a degree and realised they want to build a career in property
This may not be for you if…
You’re looking for a guaranteed position without meeting performance standards
You prefer structure without accountability
You struggle with rejection or consistency
You want fast rewards without mastering the fundamentals
The internship itself is the filter. Many people grow significantly during the three months. What matters most is your willingness to learn, adapt, and do the work.
Why this internship matters
Commercial property broking offers the potential for outsized earnings as your expertise compounds. As you become stronger at the craft, mastering your area and consistently closing deals, your earning capacity grows with you.
For the right person, this internship is not just a job opportunity. It is a gateway into a career that can create long-term financial independence and a life of abundance.
But first, you must earn your place.
